DO I NEED A REAL ESTATE ROOF INSPECTION?
You may need a real estate roof inspection if you are planning on either buying or selling a property. Whether you are buying or selling, you want to be sure that you know what the status of the roof is. A new roof is not a cheap fix and can be a major buying or selling point for any property whether business or residential.
A Home Inspection Is Not Enough!
You may be wondering if a regular home inspection is enough. If you have the privilege of working with and hiring a professional home inspector who does a thorough job and inspects all aspects of the roof, you may not need a seperate roofing inspection. Having a separate roofing inspection guarantees that every aspect of the roof has been properly scrutinized and documented. Keep in mind that two pairs of eyes tend to be better and more accurate than one.
If you are planning to sell a property, you will want to have a roof inspection to ensure that the roof is up to par. If the roof is not in adequate condition, you may require “punch list” services.
A “punch list” service is where the roofer takes the list items that are needing repair or maintenance and fixes them. This will ensure that your roof is ready for all interested buyers and will be a positive attribute instead of detracting from the value of your home.

If you are planning to buy a property you will want to have a roof inspection so that you know what you are paying for. Ideally, you should always have a roof inspection BEFORE closing. If this does not work out, you will definitely want an inspection after closing so that the needs of your roof can be evaluated. You can also receive proper maintenance advice regarding the upkeep of your roof to insure that it protects you, your home, and your belongings properly.

WHAT HAPPENS DURING A REAL ESTATE ROOF INSPECTION?
During a real estate roof inspection, you should expect the roofer doing the inspection to physically check every area of the roof in question. Using a ladder, the roofer will physically get on the roof, walk around, observe, photograph, and document the entirety of the roof and its current status.
The roofer will also need access to the attic space so that all internal structural supports and systems can be thoroughly checked.
All Roof Inspections Are Not The Same
When deciding on a roofing inspector, keep in mind that the average cost of having a roof inspection done is typically between $100 to $200. A complete and thorough roofing inspection will include a detailed report of the inspection with supporting pictures.
If you have not received either of these things or only one of them, be sure to ask. This provides you with peace of mind and also proof of the findings from the roof inspection.
